December Listing Spotlight
The last month of the year has never been the most active in the real estate market, and December of 2021 mirrored that of 2020 pretty closely, with a smattering of properties coming and going from the market. In fact, there were 10 listings total this December, which is up slightly from December of 2020 when 9 hit the market. However, a few of the listing that showed up this December were properties that were under contract prior to being published, so really only 7 of these properties were subjected to the market. As I write this, only 2 are still available, which will mean a very quick start to 2022 as the first homes start to hit the market after the holidays. Here is what came on the market at the end of 2021:

Its hard to write something new and interesting about the properties in this complex, as they all pretty much share the same characteristics. This particular condo was not all that upgraded, but does look clean and provides 2 bedrooms at a lower purchase price. With the lack of overall inventory, this was under contract in quick order.

This condo is not much more updated than the previous listing this month, but does have an extra bedroom (3 beds total). Also, being on the 11th floor likely gives it more appeal from view perspectives, although I bet this one would be under contract if the view was to the mountains in the west as opposed to the plains to the East. From my perspective, the toughest pill to swallow for any home buyer in this complex is the super high HOA fees of almost $800/month! To put that in perspective, the monthly payment on this property would be just about the same as a single family home with no HOA priced at $550K!

With a controlled listing process, this home ended up receiving 7 offers, and according to a conversation with the listing agent, should close close to 10% above the listed price. This is a great example of how putting some time and effort into a remodel can pay dividends on the back end as this home is going to set some records for the price obtained in this particular neighborhood.

As this home was listed and sold by the same agent and never hit the market, it might not be a true representation of what may have happened if the home was listed on the market. Based on my experience in listing a home just down the block that ended up with offers well above list price, I think that this home probably could have sold even a bit higher than its listed price if it were submitted to the market.

This is quite a unique listing in that showings are only allowed on rare occasions (based on the tenants age and mobility). Additionally, it seems as though this home is truly being marketed as a large double lot more than the improvements on the lot as broker remarks note that the home is likely non-insurable (due to siding and roof) and may need to be torn down. Unsure how that tenant feels about the condition!

This is another unique property in a neighborhood that allows for a mixture of uses. At $700K, the house alone isn’t very attractive, but the lot size, zoning, and potential for multiple uses certainly attracted some buyers as this property was under contract in short order. I wouldn’t be surprised to see some building happening on site shortly after this one closes as the new owners get after making it what they want.

A .49 acre lot in Old Town will always attract interest from buyers, and in this particular neighborhood, which is just blocks away from City Park, the attractiveness increases. The house alone is a 1940’s brick home with a 2 story addition, and while it has charm, it looks like it could still use a bit more updating in some areas (I’m thinking the basement). Either way, I think this is a good find for someone and hope that they can make it into what they’d like!

When these townhomes were built they divided opinions in Old Town. Some loved the vibrancy they provided while others were a bit annoyed by another change and 3 stories of building on the corner of Mountain and Shields. However, having been in a few of these, the builder did a nice job with the finishes, and I’m sure these will continue to be desirable in the coming years. It is interesting to see these homes (built in 2017/2018) already turning around to new owners, and I can’t help but think that some who live there might not enjoy having the restaurant and associated traffic/noise just down the way from them. Pure hypothesis on my part there, but one thing that is definitely true is that this home is now selling $75K higher than it did just 2 years ago.

This home has been on and off the market a few times over the past 5 years, but this time, the work that was completed on the property really made it much more of a livable home. The only concerns that I would have on this particular property would be a bit of road noise (it is just a few doors down from the corner of Shields and Mulberry) and a bit of a lack of space for formal dining. Other than those two things, this home is pretty well dialed in with all of the work done. I think it took a bit more time for an offer as it was listed a week prior to Christmas while many potential buyers were either traveling or about to travel.

These Brownstone homes are quite impressive inside, and unfortunately, there were not any interior photos posted of this property. In fact, this property was under contract prior to being published and closed quickly, so it looks as though this was an office inside sale between the buying and selling agents.
