December 24’ - Listing Spotlight
Ah yes, December. The one month that I tell seller to avoid unless it is an absolute necessity. Fact is, December is always slow in the real estate market due to the holidays. Some would say this provides an opportunity; for buyers you can get a deal with less competition, and for sellers you are the only new thing coming on the market with less competition. While both circumstances may be true, they are less likely to matter this year as the interest rate is still holding everything back. Just comparing overall numbers from 2023-2024, the amount of new homes listed in December 2024 mirrors that of the previous year, with just 6 homes coming on the market (compared to the 7 in 2023). I think we may see a higher amount of homes listed in January/February with sellers and buyers alike hoping that the spring market is helped by a decrease in interest rates (still waiting on those it seems!). Either way, a majority of these homes listed in December will remain available into the new year….where the real opportunity presents itself for buyers to snatch up a home that may not have much wrong with it besides the timing of when it was listed.

This is such a charming place in a sweet location, and I actually thought that it might go under contract quicker. Despite it being a 2 bedroom place, the overall finished sqft footprint is very small (only 517 SQFT to fit in a bathroom, 2 bedrooms, living/dining, and a kitchen. It is also situated on quite a small lot (less than 2,000 SQFT lot) so there is really no expansion potential for this home. In an ideal world, this would be a great little short term rental, but rules and regulations of the city would not allow that use anymore, so this is probably best as a mother-in-law style home for a family who lives nearby.

This is another great property that came on the market this past December that is still available for purchase. I think this place is a great starter home for a first time buyer, and if it spends a little more time on the market, there is a great opportunity for a buyer to get a credit to be used for a temporary or permanent rate buy down. Anyone looking?

I don’t see this fitting too many home-buyers searches. Lets just say that I quickly scrolled through photos multiple times and cannot figure out how everything fits together on this one. That can be fine if the price is so good that it piques curiosity, but a mixture of marketing, location, and overall head scratching will keep this on active on the market for more time than other similarly priced and style properties.

The bi-level curb appeal is always a bit awkward, but this home really shines on the inside. Almost all of these bi-levels have the same layout, and just the pure function of opening the kitchen up to the upstairs living space does wonders for the live ability in these style homes. Hardwood floors on the upper level definitely provide more of a solid feel, and the fact that there are 4 bedrooms is always a plus in the Fort Collins market. It may be priced just above/about what the market can bear, so I see this as another great opportunity for a buyer to get some concessions to buy down rates and bring monthly costs down.

Hope you like black! JK, this house is pretty sweet overall, and despite its dark exterior, the interior is bright and nicely finished. When I saw this one hit the market I had a premonition that it would be under contract quickly, and it does sound like there were multiple offers on this home. It really follows a trend that we’ve seen all of the year where homes that are completely move in ready and updated get multiple offers (provided the pricing is not delusional). This will be a nice home in a good location, for a decent price in the market.

I love pretty much everything about this house except for some paint choices (wallpaper too) and the kitchen. However, you can’t beat the location just across the street from city park, and architecturally this one is totally sound! 21 days to offer isn’t too bad for this price range either, and this home will be a nice canvas for someone to really touch up and make their own in a prime Old Town location!
