April Listing Spotlight
Overall there were 20 new listings to hit the market in April of 2021, which is actually more than we saw in 2020 (15 were listed in 2020). This month provided a nice mix of inventory, specifically inventory in the middle price ranges ($400-$700K). Here is a list of the Old Town properties that were listed in April of 2021. The listing agent for each property noted beneath each photo and all photos were taken directly from the MLS feed.

I’ve noticed quite a few of these condos hitting the market in the past 6 months, and at $210,000 this is one of the more affordable options in Fort Collins. A major sticking point for most buyers in this complex is the higher than expected HOA fees ($367/month). Those fees do cover quite a bit of utilities, etc. so for someone who doesn’t mind high-rise living, these condos can provide a good option.

Taft Hill is certainly a busier street than most others in Old Town (Shields and Mulberry are the 2 other busiest streets of note). However, this home is completely updated, and given the current market, this might be the perfect opportunity to sell a home for top dollar on a busy street.

Another home that was sold before being published, in this circumstance the listing agent secured a buyer for the property and there was no need to go live again. This particular home has been on the market recently in 2019 and had a hard time getting a buyer in the $395K range. Given the current lack of inventory and the fact that the sellers likely paid a bit less commission to the agent as he handled both sides, not selling on the open market seemed to netted the sellers a similar amount to that they would see if they had listed again.

I’ve always been a fan of Columbine Ct and the surrounding street of Juniper. This is a small little enclave of mid century ranch homes within the greater schism of victorian architecture. This particular section of Columbine ct. is defined by these 3 bed 1 or 2 bath homes that have consistently seen their value grow over the years as they are well suited as an investment (as this one has been) or as a starter home for someone. This home went under contract in less than a week, which is totally expected given the price, size, style, and location.

Taking heed from the recent sale across the street (1134 Laporte Ave, which listed at $435,00 and sold for $468,000) this property listed in a price range that seems to be very popular in Old Town at the moment. With a few offers in just a couple of days, I wouldn’t be surprised to see this one climb up to $500K despite its location at a slightly busy corner for Old Town traffic.

Probably priced on the higher end for the total size (This is only a 662 SQFT 2 bed, 1 bath property) it might take a little bit longer for this property to receive and offer as it price doesn’t really suit the investor model, and the size doesn’t really suit the first time homebuyer or potential family. However, the home has been completely remodeled, so given enough time, and perhaps a future price improvement, I could see this property going under contract in the $450-$470k range.

Another high rise condo listed in Old Town this month, this particular property is 2 condos combined into one (according to listing notes). However, at $485,000 and a heft hoa fee (over $350 a month), this will lend as if you were purchasing close to a $550K single family home with no HOA. Given what I’ve seen to be most ideal for people moving to Old Town, I could see this property spending a little bit of time on the market and potentially seeing a price reduction before it goes under contract.

This over/under duplex was under contract in less than a week. with rents of $1000 and $900 respectively, this provided an opportunity for an investor to get into the market or increase their rental portfolio on a home in a good location that will maintain its overall value into the future.

This is a 3 bedroom, 1 bathroom and 1200 Sqft home that is right on the corner of Laporte and Mckinley. It looks like is has been nicely updated on the interior, and the only negative that I can see on this property is the lack of a garage, but at least there is parking on the street on Mckinley. Fun fact on this home, the fence on Laporte has a “doggy bubble” https://www.amazon.com/MiMu-Dog-Fence-Window-Playground/dp/B083TMD28D as seen on skymall (or at least that’s where I remember seeing it best on Southwest Airline flights in the past). Let just say that my German Shepherd Edel has had plenty of fence fights at this bubble in the past!

This agent owned property has been nicely fixed up inside, and actually went under contract in just 2 days. However, it came back on the market about a week later, which is usually an indication of a termination based on inspection. The listing does mention that a new roof will be installed and that an electrical certification will be provided, so my best guess is that those issues were the sticking point with the original buyer. The price has also been increased by $10K from the original listing, which is probably being done to pay for the roof. One characteristic on this home that I think could be a bit troublesome is the overall lot size, which is only 2927 SQFT. This is pretty darn small in most circumstances and doesn’t provide much room for future development…so what you see is what you get on this one!

A rare opportunity to purchase a 3 bed 2 bathroom with a 2 car garage on Oak st was quickly snatched up. I’m not surprised to see the property go quickly as these kind of characteristics, despite overall style of finishes, tend to go quickly in Old Town these days.

I’ve always admired this section of Lyons St. between Laporte Ave and Mountain Ave (as well as the nearby Pearl st., McKinley St, Roosevelt st., and Sylvan Ct) so I wasn’t surprised to see this one go under contract quickly. At 3 beds, 2 baths, and a 2 car garage all on a highly desirable st for under $600K, I’d expect that this one probably ends up selling into the low $600’s

Ok. I’ll have to admit that seeing a home located on Mulberry, which is one of the busier streets in Old Town, go for $600K (or more most likely) seems a bit unreal, but I have been in this home before, and it is impeccably maintained and full of charm. It doesn’t hurt that it is directly across the street from Dunn elementary, so there are times of day when the school zone will slow down cars. Still, this is probably the best time we’ve seen in a decade for someone to sell a “house hot potato”….IE a home that backs or is on a busy road that might be tougher to sell in a market with more inventory.

This property has been on the market before last year in a similar price range (and even lower….$575K was the lowest I saw it) and it didn’t quite get over the line with an offer. I think that the lack of a 3rd bedroom and a slightly smaller SQFT is making it a tougher sell for some buyers. One wonders whether we will see this property re-emerge later on this year? Being as how it is agent owned, and has been a rental for years in the past, perhaps they secured another renter for the property?

Don’t let the unique color scheme throw you off on this one, it certainly went fast. 3 beds, 2 baths, and 1783 finished above grade sqft is not the easiest to come by in Old Town, and the fact that this home is in the Dunn School District doesn’t hurt at all. It seems that the lack of a private backyard was not at all a deterrent for a buyer as that can be remedied fairly quickly with a bit of fencing. Ultimately, the lack of inventory and overall finishes in this home helped drive a quick sale.

This property was recently converted to a non-conforming duplex, and is currently not recognized by the city as a duplex. A prospective buyer could go through the city process to have it recognized as a legal, conforming duplex, or potentially turn it back into a single family residence. According to listing notes, and lot size, this property could potentially be turned into a 3 plex or 4 plex. From the outside, it seems like this is a property that may have a bit more baggage associated to it than a traditional buyer might want to take on, but perhaps its criteria fits the bill for a savvy builder/investor?

This has tons of criteria that I thought would be an attractive prospect even at its original listed price of $1,050,000, so at this point in time, I see this as a good opportunity for the higher end buyer. The one thing I see this place going against it is a smaller lot size (only 5106 SQFT Lot) and the fact that it is right up against the neighbors. Still, the interior looks like it has been really well thought out with some nice modern features, so it might be worth a look if you are into that more modern vibe but in a location that has access to all that Old Town offers.
