May Listing Spotlight

Overall there were 20 new listings to hit the market in May of 2021, which is actually more than we saw in 2020 (18 were listed in 2020). Similar to April, may provided a nice mix of inventory, specifically inventory in the lower to middle price ranges ($300-$700K). Of note, there were a handful of lower priced listings that hit the market in the Hanna Farm/Mountain view neighborhood which provide the lowest priced opportunities to get into the Old Town area. The homes listed in central core of Old Town tend to list at higher prices for lower sqft, but these were still going under contract in short order.     I rarely see these condos come to market, so I’m not surprised that this one moved quickly.     These Penny Flats condos have some real nice finishes, but sometimes struggle to sell based on location. Some of the more unfortunate ones in the building face out to the railroad tracks to the east, which can be a deterrent for buyers. This particular unit looks to be on the NW side of the building sheltering it from the railway noise. I doubt this one will stay on the market for long based on its parameters, but these properties can be hit or miss at times.

    This property is on my weekend walk with the kids and dogs to Lee Martinez park, and I’ve always wondered what they had going on with the sunroom. It looks like this property has had some updating in the past couple of years, but there is not much more room for expansion on this property. For whatever reason, these condos at Myridium have taken quite some time to fully sell out. This particular property is a 1 bedroom, 2 bathroom, so I wonder if the smaller size is giving it some troubles for selling. I’ve been through these condos and the amenities are top notch, as well as the finishes, but the size certainly limits the potential buyer for this type of property.

This is the second go around for this property this year as it was previously listed earlier in the year for a higher price with a different agent. Not much has changed in the level of marketing (both listings have been marketed very well) but this time around it seems like the pricing attracted the right type of interest to receive multiple offers. What a difference market dynamics makes on selling a property! So this property was listed back in 2017 and took a very long time and multiple price adjustments to receive an offer. I toured it at that time and it was nicely finished, but the nextdoor duplex was a bit off-putting and the overall layout was a bit funky. This year, it only took 4 days to go under contract and is a great case study of why listing a “tough to sell” layout or location might be a great idea while the market is hot and supply is low.

This looks like a very cool property, but similar to the Myridium condo that is having a hard time selling in the $600’s, this property also only has 1 bedroom and 2 bathrooms. I would expect to see a price adjustment in the near future to help develop some future interest.

Located on one of the nicer streets in Old Town (in my opinion) I’m not surprised to see this one go quickly. It has all of the criteria that I would expect most people would want in an old town home. Decent bedroom/bathroom count (4 beds, 2 baths) a 2 car garage, a larger lot for potential expansion, and a price in the upper $600’s. Add Dunn School district (this house is just a few blocks away) and it becomes quite an attractive commodity!

In my mind, this property has everything that a majority of Old Town buyers would want. It has classic architecture both inside and out (the pocket doors in the lounge make me drool!) as well as a modernized kitchen and master suite addition. It has a large lot with a beautifully landscaped yard as well as a larger 2 car garage and a great location in the Dunn School District. If I weren’t already happy in the house I am in, it is the type of property that would attract me to make a move.
