June Listing Spotlight
Overall there were 21 new listings to hit the market in June of 2021, which is actually more than we saw in 2020 (16 were listed in 2020). Similar to April, may provided a nice mix of inventory, specifically inventory in the lower to middle price ranges ($300-$700K). The most curious trend that I see at the moment in Old Town, is the complete lack of inventory in the mid to upper price ranges. A majority of the homes listed this month were in the $450-$650K price range, with a huge gap of listings in the $700-$950K range. This should provide an opportunity for a potential seller who owns a decent sized home to list in that sweet spot to maximize their potential sale. On the smaller end of a home at 749 SQFT, 2 beds, and 1 bathroom, this property still went under contract within a week of being on the market. However, it does look like it was nicely updated, and the larger lot provides some potential on a property like this for future expansion.

I think that this is a great property for an out-of-towner who is looking for a “lock and leave” situation as a second home. The proximity to everything in Old Town is prime, as is the location relative to the poudre river trail and lee martinez park for outdoor recreation. Only negative that I see on this complex is the proximity to the railroad tracks, but if this is not a permanent residence, that might not matter too much. I anticipate this one will sell rather quickly.

One of many homes that have listed on Shields st this year and have received an offer in short order. In a more balanced market, this is the type of home that would take much longer to sell based on the busy road and size. It is only 576 SQFT upstairs, with another 576 SQFT downstairs, so the living space gets compressed quickly despite it being a 3 bed, 2 bath and a total sqft of 1152. The fact that it does have a large backyard and a 2 car garage is a definite plus for a property like this one.

This 5 bed, 2 bath property is a total of 1872 SQFT, which likely drove the price for the market. As a family home, the living space felt a bit tight, but I could still see this being a pretty good rental property for someone if the numbers worked. Regardless, it was under contract in less than a week and will still likely sell at or above its listed price.

I live just down the block from this home, and have frequently walked the dog by this home in the past. My gut reaction is that this home will need some love from the next owner and it hasn’t had the most tidy tenants in the past. This is a property that I think might take a bit longer to sell (like 14-21 days) as it is tenant occupied which always makes showings more difficult, regardless of the market.

There is actually a bit of listing history to this property as it originally came on the market for $482K back in April. It is a home that sold late last year, and has been flipped after a remodel. In my experience, buyers of a flipped home tend to pay a premium to have everything done for them, but there is no guarantee on how in depth the flippers may have gone with the remodel. At 664 SQFT, $477, 000 is definitely at the top of the spectrum for a home of this size.

I’ve been through this home before when it last sold, and remember that the one bathroom in the property was at the back of the house and accessed only via the kitchen. This made it not the most ideal layout in a more balanced market, but it seems that this layout situation is not a deterrent in the current market. This is something to keep in mind if you know you have a home with a funky layout…..the current market doesn’t care as much about that, but in the future, when things balance out, it may cause some problems in getting under contract.

I toured this home with some clients while it was available, and it definitely was a nice place! The finishes throughout were in good condition, but the overall size was a bit compressed. The main living area could be elongated pretty easily by removing a wall and stealing some bedroom space, which would still allow a 3 bed, 2 bath home with the master addition off of the back. This one will be closing above the listed price for sure, as there was little to nothing for it to compete with when it was active.

The location is a driving factor on this sale in my opinion. These blocks between Laporte and Mountain Ave (Roosevelt, Lyons, Mckinley, Sylvan, etc) Are some of the nicer ones in town and provide great locational opportunities to City Park, and Mountain ave. The neighborhood feel is also second to none on these blocks. This particular home needs some updating, but at the price, it would be a good endeavor for a potential buyer.

I have always admired the 2 huge cottonwood trees on the front of this lot….they are so impressive. I guess the house is pretty good as well! In all honesty, it looks like the 2014 remodel of this home is holding up well and this property has all of the desirable characteristics that one might want in Old Town. Having gone under contract in just 4 days, I think this may sell closer to $700K.

I have a guilty confession on this property, as I remember looking at it online multiple times when it was for sale last time in 2011. At that point, I remember thinking that it had such cool characteristics inside that gave it some real old town charm, but the location on Shields always made me think twice based on traffic. 10 years later, this one is under contract in short order at or above $660K (it sold for $230K back in 2011). The lack of inventory really is a great opportunity for those sellers who own a property on a busier street.

Unfortunately, this property is still have troubles getting an offer. I was able to show it to some of my out of town clients when they were in town, and the finishes inside are super impressive! That circular living room makes you feel like you are living in a tree house, but ultimately, the lack of that second bedroom was a bit too much for them to overcome. I suspect that the second bedroom scenario will keep this one on the market until the price gets closer to $650K.

I know this house really well as a realtor friend owned this property. Additionally, the addition was designed and built by the same architect and builder who did our old town addition, and they do amazing work. Add to that, some very attractive pricing, an awesome location, a great backyard, and a detached garage, and you have the recipe for a bidding war that drives the price up. Great house and I know it will make the new owners happy!

This feels more like a $900-$975K house to me on paper, and when I have walked by in the past, it doesn’t seem very large. The studio space in the back is certainly an attractive proposition, but the finishes inside, while still nice, don’t have that luxury feel to them that I think the million dollar buyer is looking for. I wouldn’t be surprised to see this one sit for a while more and then eventually sell somewhere below $1.0 million.

I remember touring this property when it was newly built back in 2017 and thinking that it had some really nice features inside. Back in 2016/2017 it took quite some time to go under contract, and I wonder if it’s location on Cherry st will be a bit of a detriment for getting it under contract. Given how the market has performed this year, it is still likely that this one will get an offer on the shorter side of things, but I don’t see it as a property that will continue to climb in price.
