Comparing increases or decreases in the median price of Old Town is a tricky proposition, as the entire market price range is encompassed throughout Old Town, and a few higher priced listings can completely skew the statistics. More telling, in my mind, is what types of homes are being listed, and there was a nice range of prices represented this month from a low price of $320K for a condo, all the way up to one of the highest priced listings to go under contract (in Old Town) for $1,750,000. With a total of 16 new listings on the market, July of 2021 provided a bit less inventory than July of 2020 when 20 homes came on the market. I’ve compiled my thoughts and stats on each of the listings below, and the listing agent for each property noted beneath each photo. All photos were taken directly from the MLS feed.

This one bedroom and one bathroom condo in the the Park Lane towers may be a tough sell at the price, but especially with just the single bedroom. However, it is listed a full $40K less than a similar currently active condo on an upper level, so it at least provides a comparative value at the moment.

With similar characteristics to the other Park Lane Tower listing, this 1 bed, 1 bath is listed $40K higher than its competitor 7 floors below. I suspect that the increase in price is largely due to the fact that this unit is on the 10th floor and captures some nice views over the city. Too bad it isn’t a west facing condo as the view of the foothills would be killer from there. Also, a curious note that this condo has the same listing agent as the other condo, so the pricing strategy on each of these is likely very highly correlated to each other

Certainly not the most updated property in the world, but in a killer location. This condo provides some great opportunity for main level living in an awesome location just blocks away from City Park. I rarely see these condos come on the market, but this year I’ve already seen a couple of them!

Just 2 beds and 1 bathroom, but totally updated inside. I remember when this property sold a few years back with regular siding and work needed. At that time, I thought that it had some real potential, and with a 1/3 acre (almost) lot, it provided plenty of room to expand or create what you wanted in the backyard. A few years later, it seems that the current shell of this home has reached its potential as is evident by the quick offer on this property for the price.

To me, this is the quintessential old town cottage. It has the exterior style, with some interior charm. Certainly there are some updates to be done on this one, especially on the landscaping, but I see this as real value in the current market. I wouldn’t be surprised to see this one sell closer to $550K when it is all said and done.

This looks like a very attractive remodel, but is probably pushing the pricing for that particular neighborhood and SQFT. Still, it was under contract in less than 2 weeks, so I’d expect that it will likely sell right around its listed price.

Another very attractive home in the heart of Old Town, and another home that was under contract pretty quickly. This one did fall out of contract during the inspection period, but was more a function of buyer cold feet that a problem with the home. After a few days back on the market, it was under contract again with both an offer and a backup offer. I think this one has most everything an Old Town buyer might want, although the lot size is on the smaller side overall and would inhibit future expansion.

Originally listed at $585,000, this home has made a few price adjustments to try to maintain freshness in the market. Now at 20 days on the market, it seems likely that the pricing strategy didn’t quite work out in this instance, and a true price adjustment will likely be needed to catch the market again. While the home is remodeled and updated, it looks like the layout is a bit peculiar, and its location is not the type that really gets Old Town buyers truly excited unless the house knocks the socks off.

If I’m being honest, the pictures of this one doesn’t do much help for it as it looks pretty cluttered and dated. However, knowing what a home on Mountain Ave might go for once fixed up, I think that this property is a pretty great deal for someone who is willing to take on some renovations. Looking through the photos reminds me of that show “storage wars” where people tried to figure out what was in the storage container to see if they struck gold. I see enough in the photos to know that there are some great aspects to this home, so hopefully someone will do it justice in the future!

Back in February, when this one sold for just under $400k I said that I was almost positive we would see it on the market again with an updated look. Here we are a few months later and it is back on the market and it has definitely been shined up. I know that they went to town on this home, adding egress windows, refreshing the interior and exterior, landscaping, etc. However, it seems that $649,900 is a bit high at the moment, even in this market, especially as this particular block of Laporte is the gateway to a neighborhood that is still in a bit of a transition. I bet this one sells closer to $625K.

An absolute rarity in the town of Fort Collins! It is not common to find a true “art deco” styled home in town, and as such, it seems that this home is listed as historically designated with the city. This didn’t stop offers from coming in when it was originally listed, and it actually went under contract in just 4 days. However, it was withdrawn from the market after 20 days and then relisted a day after. It looks like the home has been well maintained, although it is never a good sign when a home goes in and out of contract. I think this is a cool property and an opportunity to own a historic home in an awesome neighborhood.

This one has been a rental for a bit of time, but it looks like some good staging has cleaned it up for the market. It did take slightly longer than would be expected to receive an offer (IE over 1 week), but I still think this one will sell around that list price, especially since we rarely see homes listed in the $700-$900K range in Old Town.

This one took some time to sell last time around in 2017, so it might be a smart move on the owners part to list during an inventory shortage. At that time, I remember going through the home and thinking that it has some really nice features and a great location (its just one house off of Mountain Ave) but that the lack of a 3rd bedroom, and a tiny lot were the limiting factors. I think the lot and lack of garage might be a deterrent on this one again, and I’d expect it may take a bit longer to sell again. I see it going somewhere in the upper $700’s

This place has charm and some great landscaping, BUT, it is located directly on Shields St, which has quite a bit of traffic. It also has a few different rental suites, so it lacks a bit of character in regards to who it is best suited for. At $1.050 million, it seems lined out to become a rental property for someone, but the main house also has the charm of desirable Old Town home….but backing to a busy road. I do think that they are smart to list again now while Shields is temporarily closed down and inventory is low, but it didn’t quite work out at this price last time they listed and I don’t think it will again this time.

The equivalent to lakefront property in my mind, these homes that face out to City Park are quite some desirable ones, so I’m not surprised to see this one under contract relatively quickly. They had a punt at this one back in 2019 for $1.3 million, and had a buyer at some point, but something went awry at that moment. A few years later, and a couple hundred thousand more and it is still a property that is in high demand for a luxury buyer. Its a stunning home and a stunning amount of SQFT (over 5000) especially for old town.
