February 25’ - Listing Spotlight

Last February the market really started to pick up with 14 homes listed in 2024. It seems that we are following a very similar pattern in 2025, as 15 homes officially came on the market this past February in Old Town Fort Collins. In a very similar fashion, only a handful of these homes went under contract right away, with the lower prices being most attractive to buyers as we continue to combat housing affordability due to higher prices and higher interest rates. One trend that I see each year is the feeling of lack of inventory to start the first few months. Fort Collins in general, and Old Town in particular, sees a downward trend of homes being listed in the last few months of winter leading into the holidays. This means that potential buyers might also stop their searches, and pick them back up again in the new year. While many hold the sentiment that late spring/summer is the best time to list a home (and I agree, that is a good time), I also think there is an opportunity for seller to list early in the year and capture a mixture of increasing demand at the lowest point of supply to get some tailwind into the market. Not too much to go on with this property besides the fact that it is one of the more affordable options that has come on the market to start the year. Given this was a 1 bedroom condo, with a “lower” HOA of $570/month, it actually moved somewhat quickly for these buildings.

    I knew when I saw this one hit the market that it would go quickly. The location is pretty ideal overall, and the pricing was bang on for he size, style, and condition. I think this one makes a great first time homebuyer option for someone looking to get into a tough market for affordability, and provides some potential for some updating and sweat equity.

    This home definitely had some potential, and the pricing wasn’t missed by much on the original listing. They did some updates to the home (refinished floors, etc.) but felt a bit like it was only partially completed in the project. For the same general price, I would likely choose 401 West over this property, but at that price point, I’m not surprised to see this as one that is under contract this month.

    I’ve always like the interior of these Penny Flat condos, but have had the nagging suspicion that their proximity to the train tracks has always made them a tougher sell. Add to that a market that is tighter on affordability, and it makes these fall a bit further down the list of desirability. This one was on the market for a good chunk of time last year in the $490K range, so hopefully the tailwind of the spring market and a new, reduced price will do it some good on going under contract.

There is something I have always loved about these properties in the Mason St complex. Perhaps they have a modern SW vibe that reminds me of time growing up in NM, or the courtyards and mixed commercial in the community. This particular property has some unique angles and good lighting, which is a definite bonus. Being situated on the second floor might be a bit of a bummer for some buyers who are looking for a lock and leave situation without having to navigate stairs.

This one only spent a few weeks on the market at the tail end of 2024 before being relisted this past month. I don’t think the pricing is hugely off for the size and bedroom/bathroom count, but they have already made some pricing adjustments to try to catch the market. I could see the third bedroom space being in the basement as a deterrent for some buyers who may be attracted based on the 3 bed/2bath criteria, but not just enjoying the overall layout of the SQFT and space.

    I have a hard time figuring out just how everything in the photos fits together in this property. This is a good example of where professional photography (and staging for that matter) would really help a property sell, especially as I think the pricing of this is in the high end for the style, size, and location. While this is in the general old town area, I start finding this to be on the true outskirts of what many buyers would consider old town, and I’d compare the pricing to this in relation to pricing you would see across the rest of the Fort Collins market.

    This property has some nice things about it as it has been recently remodeled. The general location is also pretty great, although this might not be the most premium lot on the street. It is interesting that the first couple of photos featured online are of the backyard exterior, as opposed to the front, which made it tougher for me to place this property when I saw it listed. Inside the house seems to have a bit of an elongated layout, which can make for a boxy “walkthrough” kind of feel with some potentially tight feeling spaces. I think the pricing is a bit aspirational on this one, and I suspect it may take a price adjustment or 2 before it goes under contract.

    A total lack of inventory for this size/style home really drove a quick offer on this property. I had comped it out around $675K when I saw the sign in the yard during a morning dog walk, so the fact that it was able to get an offer right away just shy of $700K is proof that when good homes come on the market, with no work to be done, after a shortage of supply, you might be able to get a little bit extra on a listing!

    It looked like this place was finally going to sell as it was under contract earlier this year, but unfortunately came back on the market. Now it is back under contract, so it is definitely showing that pricing for size, style, and location are in line with what the market can handle. The fact that recent zoning rules changes and may allow for more ADU rentals is also helpful as this property has a nicely finished basement that could be used as an apartment to offset housing affordability.

I was actually a bit surprised to see this property back on the market so soon, as it sold just in 2024 for $750K (was listed at $715K). Circumstances aside, I think this looks like a really nice property and I actually thought it may have been under contract in a quicker fashion than is turning out. I see this property as a great opportunity in the Old Town market, and now that it has been on the market for a few weeks, a buyer may be able to get a bit of a concession to help out with housing affordability.

This is a listing for a 4 unit rental complex which was under contract super quickly! Some quick and dirty math would show that each unit would cost $285,000, which is dirt cheap in Fort Collins for a property. Based on how quickly this was under contract, the numbers undoubtedly made sense for an investor to bite off on this quickly.

This is the second go around for this property which was newly built in 2024 from a couple of lots that were scraped. The house itself is quite impressive, and the pricing seems to be in line with what other properties down the way in Pateros creek are listed and selling for, so I don’t see any huge concerns there. One thing that I think might hold a property like this back is the uncertainty as to what will happen right next door, as the current lot remains as dirt, but will likely be developed after this one sells. We will see if the spring market brings some luck to this propery!

There is a whole lot of SQFT in this 7 bed, 4 bath Old Town home, so it seems like the pricing is probably pretty well in line with what the market would bear for a home this size in the area. There may be some hesitation from certain buyers with it being on Laporte ave, as there is a bit more road noise on Laporte than you might hear from some other streets. Homes in this price range just seem to be taking a bit more time in general, so I’m not super concerned that there is anything wrong with this property, but I could see a price adjustment or 2 happening if they don’t get offers in the first 30 days.

All the photos were ready to go on this place, but ultimately it never made it to the market. Being that it is in a prime location (just across from City Park) and has lots of charm, I can see why it went quickly as it checks most of the boxes that a homeowner who loves Old Town might be looking for.
