March 25’ - Listing Spotlight
Last year I described March activity as “Slow, slow, slow”. Turns out 2025 wasn’t much busier as only 9 properties became available this past month. Within that inventory, many were condo’s that don’t necessarily have quite the draw that single family inventory has. In fact, only 2 of the 9 homes listed were single family homes (there were a few duplexes listed and condos as well). Both of the single family homes were under contract in quick fashion. So what does that mean for the coming month(s)? From what I see, despite overall demand in the market being somewhat down (due to affordability from interest rates) there still is demand in Old Town for mid-range priced ($500-$800K) single family homes….especially those with at least 3 bedrooms. 2 bedroom homes with some flex space also fit the bill, provided that they are priced in a manner that isn’t egregious. I would expect to see more inventory hit the market in the coming months, and I also expect that the inventory will move faster than it has recently. I really think that the price is driving this transaction more than anything, as it can be difficult to find any condo these days in the $200K price range. Being higher up in the building with views to the west is also a huge factor for these condos, and this particular property has nice view of the mountains which can be a large deciding factor for a buyer.

This property is listed by the same agent who listed the other 2 properties in the building right at the same time. Unlike the one bedroom condo that is already under contract, this one with 2 bedrooms has not received an offer. There could be some price considerations on why that is the case, and perhaps some updating considerations as well (as this condo will need some upgrading to get it up to snuff). Not only is the purchase price different for this condo, but the assessed HOA is about double that of the single bedroom condo, which adds an extra level of affordability considerations for a buyer.

The third of the three condos listed by the same agent (and owner) in this complex this month. I’m not sure that I would have listed all three at the same time as you are basically providing supply competition for very similar products. This condo is the most expensive of the 3, and is the only of the 3 that has its view back towards the east. While it is more updated than the other 2 bedroom condo, I might consider the other 2 bedroom before this one due to price and views. Updates can always be made, but you can’t change the view that you get in these units. The only X factor would be if this property was at the very top level, which would mean no upstairs neighbors.

This is a really nice condo that is light and bright and looks super liveable. I know that some buyers are a bit turned off from these condos because of the need to use stairs to get in right away, or due to its proximity to the train tracks. If you put those things aside, this place really looks like the pick of the litter for me in regards to a condo, and I do think that it is accurately priced considering the location and amenities. I think this could be a great condo for someone who is still mobile and lives in town part of the year, but might not be as great of a year-round condo.

I figured it would only be a matter of time before I saw this property on the MLS listed by an agent. For context, I had walked by this home quite a few times on my morning dog walk and had seen a for sale by owner sign out front. While I didn’t get a chance to tour this property on this go around, I have been in it before when it was last for sale, and remember some pretty significant sloping to the floors. However, that happens quite frequently in Old Town homes, so I wouldn’t consider it a deal breaker for a buyer. The layout was also a bit funky, but in the current market, it can be difficult to find a 3 bed, 2 bath home at this price for the location. I’m not sure what they homeowner was looking to get for price without an agent, but with some staging and professional photography, this home was under contract in less than 2 weeks.

The current owner (who is the agent) must be pinching themselves to finally get this home under contract! As I look at the property history, this home has been on and off of the market multiple times going all the way back to 2018 where it was originally offered at $675K. 7 years later, the price is finally matching up with the value in the market, and I’m sure that a mixture of the price and time of year has been most helpful for getting this home under contract.

Ah yes, 230 Sherwood, or as a friend of mine who rented there once called it “tooth-hurty” Sherwood. All kidding aside, this over under duplex is going to be driven by investor sentiment of making numbers work first and foremost. At $675K, it would likely require more than 20-25% down before the home starts to cashflow, unless interest rates start to drop for investment rates (which they just have following economic drivers of global tariffs and their expected effects on inflation and overall economy sentiment). I do think that this property will likely sit for just a bit of time, do some price reductions, and either sell or be rented again if they don’t have sale traction by the end of May.

These properties are really nice inside overall regardless of which unit you choose. While I think this entire complex is suited for a lock and leave owner, I don’t see them as great year round living options. Prices are certainly pretty high overall, especially for a 1 bedroom property. If the actual bedroom was on the main level, it might be totally worth it for an aging buyer, but still having to use stairs to access the bedroom, and to only have the one bedroom, might rule out a few potential buyers.

This is the second go around for this property to be on the market as it was listed last year between June-December without getting to the closing table. History records does show that it was under contract, but perhaps ended up not closing and then was withdrawn. That being said, it did go under contract when listed at the price it is now listed (it started at $925K before price adjusting down to $875K before getting an offer). One would think it would have better luck early in the year as a potential investor might see a good rental cycle in the near future to cash in on. I would guess that they stay pretty firm on the price on this one, although the closer we get to May might make the current owner think about a price reduction to get it sold before they miss a rental cycle.
