October Listing Recap
October was another steady month of listings in Old Town this year, as we saw a total of 14 homes hit the market. More importantly, many of these homes were the type of homes that the market has been really needing, single family homes in the mid price ranges, and of those 14 homes, 8 of them were listed between $450K-$600K. Of that subset of homes, almost every single one was under contract in less than 7 days, which shows a large demand that is still strong in these last few months of fall. I’d expect that we start to see the amount of listings taper off as we move into the latter half of November, but unless there is a huge change in interest rates, it seems as though the demand will continue to be high across the board, and I’d expect that we see a pretty active buying pattern to end 2021 and start 2022. Here are the details of the 14 homes that hit the market in October of 2021.

This property was listed last month, but with only one exterior photo and was quickly withdrawn to make improvements. It seems as though those improvements, and more online photos, have really helped as this place was under contract in less than a week after making those changes.

These condos rarely come up for sale in Old Town, but they certainly aren’t the ideal home that most buyers are looking for when they think of Old Town. This particular unit does look like it is in decent condition, and it does have 3 beds and 2 baths, which seems like it should be attracting some more interest from investors? Worth watching to see how this one pans out!

At the time that this property hit the market, there had been a good 2-3 weeks without any type of comparable style, and sized home that had been listed, so the demand was very high. The sellers and I decided to list the property as “coming soon” on a Thursday, and by the end of the day I had at least 6 agents calling, and 2 agents who had submitted sight unseen offers on the property. We made the decision to go live the next day to allow the agents to get through the property, and by the end of the day Friday we had multiple offers that climbed above $500K. This one will officially close in the middle of November.

Columbine ct is a neat little street tucked away between Laporte Ave and Maple to the north, and is mostly comprised of 3 bed, 1 bath or 3 bed, 2 bath ranch style homes built in the 50’s and 60’s. This particular property looks like it has been nicely updated, and the staging the listing agent used really showcased what the home could look like for a potential buyer. This resulted in a quick under offer timeline, and I wouldn’t be surprised to see this one sell closer to $525K.

Listings on Bungalow Ct are rare, which is likely due to mathematics more than anything as there are only about a dozen homes total in this small pocket neighborhood. I absolutely love this street though, as it really provides a sheltered “yesteryear” feeling in the middle of Old Town with little to no traffic, and a really great vibe throughout. This particular home has been well maintained, and the garage was built just a few years prior. I am not surprised at all to see this under contract in just a day and would expect that it is going to close closer to $525K just like the home on Columbine Ct.

A legal conforming duplex in Old Town will always sell, especially given the tight rental market that we are currently in and will continue to see in the near future. This one looks like it was well maintained, although a bit dated. However, since it is likely being purchased by an investor, as long as the major systems are up to snuff, these types of properties sell quickly, just like this one did.

This property has gone in and out of contract 2 times since it was originally listed at $534,900. The photos look great, and they seem to have updated everything in the property, so one wonders if there are some site concerns with this property that is holding it back? From my perspective, this property could provide a great opportunity for a buyer to slip into the market without having to pay a premium or compete with other offers, and someone may be able to get this house for a bit less than the listed price as we are moving in towards the end of fall and into winter.

Not much to go on with this one as it was withdrawn due to seller circumstances after 10 days. There is a good chance we see this one back on the market here in the future.

I’ve seen this one come up and off a few times in the recent past, and I can only assume that the 1 bedroom aspect of the condo is likely an issue. Having been built in 2018, it doesn’t seem like there really could be much wrong functionally with the property, so this has been a curious one to watch.

This is likely a purchase for an investor as the zoning and 2 potential residence factor of this sale. The actual inside of the property looks like it needs some serious work, and with multiple offers on the property, it seems as though it was priced to sell for its future potential.

This one has been a rental for quite some time, and it looks as though it really tested the limits of pricing for the size and style of the house. It originally listed for $615K, and after 4 days had a price reduction to $585,000, after which it went under contract. It fell out of that contract, and was back under contract again a few days later. The location is good on this home, and it looks like it has some potential, but the room sizes on the main level are probably a bit small and it probably lives closer to a 3 bed with an office space than a true 4 bedroom home.

This is the 3rd Cortina loft condo to list in the past 2 months, and just like the other condos, it is built with high quality and went under contract in quick order. Not too much more to say about this one other than the fact that it seems like the demand for these luxury condos are pretty high this year.

I’ve always admired the architecture of this particular 1 1/2 story bungalow on my walks, and was excited to see what it looked like inside when it hit the market. On top of being architecturally interesting, this particular property sites on an awesome lot with the secretive access to Bungalow Ct. on one side, and the pocket neighborhood that is Bungalow Ct. right behind it. The yard is expansive, and would be an awesome place to play with kids or a dog. Inside, the home has lots of charming architectural details, including a nice sunroom porch on the front of the house that would a great place to read or work. Upstairs the vertical grain douglas fir floors had me drooling…..they are just so awesome when they start to show their age. The actual master suite is expansive, although the master bathroom could have been a bit bigger for the price, and it lacked any outlets which was a bit strange. Either way, this is a really cool home, and it went under contract in short order based on its size, style, and location.

I’m sure many who have walked down Mountain Ave towards Old Town Square have noticed this particular home as it definitely stands out….in a good way. With its characteristic brick “tower” at the front of the home, and dual open wooden garage doors, it makes a visual statement from the exterior. Inside seems to continue making statements, and the tower rooms look like a really neat place to relax or work. Everything does seem solidly built, although it may suffer a bit of too much “honey oak” that was present during the time it was built (2000) when it seems like everything built had oak trim. I’m sure the right buyer will look right past that, but in my experience, a bit of that charming feel can get lost in the late 90’s finishes….(1990’s not 1890’s). From a numbers stand point, I think this is probably listed a bit high for the sqft, even though the market has been going strong in those prices this year.
