September Listing Spotlight
Old Town Fort Collins saw 18 homes officially listed in September of 2021, although a few of these have been on the market in months past and have been listed again to refresh their time on the market. The lack of single family homes, particularly in the middle to upper price ranges ($600-900K) continues to dominate the supply shortage this month. Of the 18 homes listed, 7 of those were higher end luxury style condos, 4 were homes price near or above $1.0 million, leaving 7 homes for the majority of the buying field to choose from. One of those homes has been on the market quite some time, another one was listed and withdrawn, so really just 5 single family homes hit the market that would be potential properties for most buyers. As expected, those remaining 5 homes went under contract very quickly, and I’d expect that all of those are going to sell at or more likely, above their listed price this month.

Great pricing on a smaller home on Shields, which allowed this property to be under contract in just 4 days. It did come out of contract and back to the market, but was quickly back under contract. I’d expect that this one will end up as a rental in the near future, or potentially a fix and flip (looks like it could use a little love inside).

Quick under contract and quick to close means that there was not a lender involved in this purchase. These type of offers can typically sell for a bit less that the listed price as sellers don’t have to worry about appraisals and can have a quick closing. Looks like there was some good potential on this property, and I could see it as a rental in the near future if the new owners convert it back to a 3 bedroom home.

Great location on this smaller 1 bedroom home. I’ve found that 1 bedroom homes are a bit tougher to sell in Old Town, mostly because it limits the potential use of the property. However, with an offer after only 8 days on the market, I would expect that this home sells near its listed price, maybe even slightly higher. The property was tenant occupied, and even for a 1 bedroom, ended up renting at $1200/month

This home had a really nice remodel, so there is a chance that it could have been purchase for owner occupancy, but the quickness of sale with no loan may also imply an investor purchasing for a rental. Given its location and proximity to CSU, bedroom/bathroom count, it could fetch a pretty high rental price.

Looks like a nicely maintained ranch style home on the north edge of Old Town. The wood floors throughout always give a solid feel, and I certainly appreciate it when homeowners make the decision to refinish or reinstall wood floors on the homes that they sell. I’d expect that this one will sell in the $540-$550K range.

Its rare to see one of these condos go so quickly, so the value seems to be there on this one at that price. The layouts can be tricky in this building as it has lots of funny angles to it, but those same quirks give it charm. This particular one looks like it really hits the mark with how they have it layed out, and that second bedroom is a huge selling factor for a buyer who wants to be able to put up visitors in town or have an in-home office space.

I’ve always loved the '“tucked away” location of Frey ave, one of the less known blocks in Old Town. This particular property sits on a very large lot, and the home has a good amount of SQFT. Having been built in 2011, there will be less concerns from buyers about any major issues, and the proximity to both City park to the south, or Stodgy brewing just a block away to the north is pretty cool. In my opinion, this was the pick of the month for September!

When I toured this property back in 2017, it really struggled to get an offer. At that point in time, it lacked a bit of character to me and felt like any 2002 built home placed into an old town location. The recent updates in the kitchen and living space have given it a bit more charm and appeal to buyers, and mixed with an aggressive sellers market, this home was under contract in just 1 week (compared to 166 days back in 2017). At nearly double the price, it seems that timing the larger market and making tasteful updates have really paid off in this circumstance.

What a charming Old Town home both inside and out! The front porch has always intrigued me as I walked by this home, and it doesn’t disappoint once you are inside either. The true showstoppers on this home are the master suite addition and the parklike backyard. I honestly think you could host a really nice wedding ceremony in that backyard, it is such a cool feature of this home. Pricing seemed to be well on par with the size of the home as well, although walking through the home it was hard to tell where all 4000+ square feet went as it feels a bit smaller than that amount. Regardless, it has updates in all of the right places and went under contract in less than a week.

Not its first time on the market, but the first time with an offer, this home has been one of the most expensive listed homes in Old Town over the past 5 years. Remodeled by Highcraft builders, the style of this home splits opinions within the neighborhood, but certainly the quality of construction should transcend tastes. This home certainly makes a statement both inside and out, so I’m sure the new owner of this home will be proud to live in a quality built home in a great old town location!

Lets just say that there are not too many properties in Fort Collins that could be described as “top floor penthouse loft in Italian-themed building!” Well, this one is, and apparently even at $2,500,000 it is selling quickly. Instead of writing about it, how about I just share the video that is listed for the property as that will speak louder than words in this circumstance!
