610 Laporte Ave Recently Sold for $505,000

When my clients reached out to me about their need to sell “Buttercup” I knew that our best bet would be to have the property totally vacant in order to sell. I say this, because at a modest sqft of 793, the best way to make the house feel bigger inside is through the use of strategic staging. With that in mind, we reverse engineered our timeline to figure out when we could actually have the property vacant, and how that would play out with getting it staged, photographed, and on the market before the weather really started to turn.

One of my first calls was to my go-to stager Sarah with Hayven Design. Sarah and I have worked together on quite a few projects, and I knew that she has the skills to take on these small SQFT properties to really make them shine. Once we got a date on the calendar for staging, I reached out to my photographer Aronn Williamson with Longs Peak Media. Once we put the plan into action, it all fell into place really smoothly. Staging on Tuesday, October 5th. Check. Photos, video tour, 3d tour on Wednesday October 6th. Check. Photos back and property listed as “Coming Soon” on October 7th. Check. Wait, ……I didn’t quite expect the next couple of moves, but they worked out really well. Turns out, we had ended up listing the property after there had been a 2-3 week “drought” of Old Town Fort Collins homes in that price, and once the home went online, the phone started ringing. I had 2 agents submit offers for their clients having never seen inside the home. Meanwhile, I had 6 other agents scheduling showings for when we went active. We decided that it was worthwhile to get the home on the market ASAP to allow showings, and once we did, there was about 12 showings the first day. By the end of the second day on the market, we had a few offers to choose from, and one that stood out from all the rest as they were not only the highest price, but were willing to purchase “as-is” and cover any difference on the appraised value to the purchase price. Not only that, but I knew that the agent bringing the offer was a killer agent, and would make this process smooth for both his clients, and my clients. Win-Win!

We officially closed on the property today (November 12, 2021) at $505,000 a full $55K above the listed price with little to no hiccups along the way.
