225 Park St: Coming Soon, Staying Long?

First things first, this is NOT my listing as it is listed by Alexi Rajala of Hazel Sky Homes, but when I saw it hit my coming soon feed this morning I had to post about it. I’ve actually been watching this home for a while now (it is literally a block away from my place) and in the past 2 months I’ve seen them put a new roof on it and totally paint the exterior of the home. Add to that, it has been vacant for a bit and I’ve seen contractors coming and going, and I figured it wouldn’t be long until we saw it hit the market. Here’s an exterior photo

The lighting was pretty horrible when I snapped this pic, and I’ve never touted myself as a professional photographer, so if you’d like to see all of the photos and details of this home, I’d highly recommend clicking the link below which will guide you to a page with all of the professional photos and info. Heres at least one peak inside that makes me think this place is pretty sweet!

Why This Will Go Quick:

  • Price: Listed at $625K, there has been very few homes of this size and style to list this year in that price, and it will certainly attract some interest

  • Huge Lot: This lot is 8500 SQFT, which provides tons of opportunities down the road (think additions, etc) if someone chose to go that route. Of course, the cost of building is pretty expensive right now, but that might be a factor some would go for on this one

  • Old Town Charm: Lets face it, most people who choose to live in Old Town Fort Collins either love historic style homes, love being close to downtown or are a mixture of both. This home is a mixture of both and at a price that attracts interest

  • 2 car garage: I can’t speak to the quality and condition of the garage, but there is one, which is always a nice factor for someone looking for more storage space or ability to have covered parking

  • Location: I love this section of Park St and what is has to offer. There are plenty of nicely maintained homes, good neighbors, and great proximity to awesome locations like City Park, Lee Martinez Park, the Poudre River Trail, Little on Mountain, and Beavers Market.

If You Want to Check it Out:

This home officially goes live on Thursday November 11th, and with a showing window through the weekend and offers due on Tuesday, the window of opportunity is short. Feel free to reach out to me and I can set up a private showing once it goes live.
