Will it Stay or Will it Go?

What a beautiful end to the week after a dreary couple of days of cool and rain….perhaps the perfect opportunity for a home to come on the market? From that perspective, 119 N Loomis is hitting the market the ideal time of the week just before we have an incredible weekend where people will be out and about. This property is listed by David Johnson of Liv Sotherby’s International Real Estate , and breaks the record of the highest priced single family home to list in Old Town Fort Collins this year at $2,200,000. So the question is, will it stay on the market for a while, or will it go right away? Here is my list of why it might go either way:

Why it Could Go:


  • This home features many items that potential luxury buyers would love, including a mix of charm and modern convenience

  • With 5 bedrooms and 5 bathrooms and 3824 SQFT is quite a lot for Old Town

  • The backyard is fully landscaped, well maintained, and provides plenty of outdoor living

  • The entire house has been updated (originally built in 1900, and then remodeled with a 2500 addition in 2008)

  • 3 car garage is a definite plus, especially in Old Town

  • Awesome location just off of Mountain Ave

  • That kitchen! Kitchens and master suites sell homes and the kitchen on this place is awesome!

Why it Might Stay:


  • The price: At $2.2 million, that is quite the price tag for the SQFT. As a frame of reference, the following link has homes that are similar in SQFT and priced below that price tag https://www.iresis.com/cwa/link/listings?llid=8jf64tzd1zm

  • Seasonality: We are headed into late fall where homes have a tendency to spend a bit more time on the market. 2021 has started to show some of those seasonal patterns, but we also lack supply.

  • Layout: When I see a home with an addition, its always interesting to see if the house ends up with a “house-mullet” IE totally different style from front to back. In this case, I don’t think the style is so different, but the flow of the house from the front to back is a bit choppy, and most of the living will be towards the back of the house

  • Bedroom Locations: The bedrooms are pretty far spread out across this home, with the 2 largest and most attractive bedrooms upstairs, 2 bedrooms at the very front of the house in the office section, and 1 downstairs. This layout aspect might be a deterrent for some buyers, especially families who might be inclined to have the sleeping spaces less spread out


My Conclusion:

I really want to like this place more, and to be fair, I think that the addition is pretty sweet, especially the main living area. I also can’t complain one bit about the neighborhood, its about as ideal as you can get in Old Town. I do think that the layout and functionality of the layout is a bit off to me, and the price just feels like a bit of a stretch at this given point in time. I’ll probably eat my words on this one, but I think it will stay for a bit until it gets a bit closer to $2.0 million. What do you think? Let me know in the comments!
